High Line: from industrial past to driver of redevelopment and gentrification

The transformation of Manhattan's West Side shows how industrial infrastructure can be converted into drivers of urban reconfiguration. In the neighbourhoods crossed by the High Line — particularly the Meatpacking District, Chelsea and Hudson Yards — we see the transition from an area marked by slaughterhouses, railway lines and port activities to a corridor of art, commerce, tourism and globalised architecture. The High Line plays a central role in this process, articulating community activism and real estate interests that have driven intense land appreciation and profound morphological change. Recognised as a benchmark in urban regeneration projects, it has simultaneously become a symbol of gentrification, exclusion and touristification, highlighting how revitalisation dynamics and urban branding strategies shape the destiny of cities, often without generating the expected social impacts.
